Jul 26, 2008, Prices rising in Albania!

A very quick update on our Classic development.

From last week’s newsletter – we had another 8 reservations – and we have some great news for everyone that has bought there so far! As I have always stated this development is greatly undervalued, in the most undervalued capital city in the region – which is a pretty nice combination!

As from next Friday 1st August – the developer is putting the prices up by 60 eruos/m2 ie over 10% overall! This will still represent outstanding value – but clearly represents even better value at 580 euros/m2!

Someone sent me an email of a development being promoted by another UK company – at over 800 euros/m2 by the coast – not a good deal. As previously mentioned, watch out for companies pushing prices up – another UK company has been given a great deal of stick in the Albanian press for charging UK investors far more than the current value of properties.

To be clear with the right team – you should be able to secure a fantastic central apartment in Tirana for around 600 euros/m2! When comparing – check planning, transport links and build quality. I am buying 3 in this development – and as state in pack expect this to double in value over the next 3 years – as from next week will already be up 10%! You are tying up more money in deposits, but I envisage the return on investment to still be very high over the next 4 years.

Friday

Busy day today with a prompt 9am start! We have a lot to pack in. Ishmet and Ghenty come to pick us up again and take us to their new offices in a busy district of Tirana and give us a brief talk on Tirana.

Had a great meeting with the bank. This meeting also revealed how forward thinking the Albanians are. Within 15 mins I was able to open an internet banking account (useful for controlling and transferring deposits for property purchases) and get a debit card.

Now onto the main attraction ...the developments.

The ‘Classic’ on the Durres Road was first – just 4-5 minutes from the centre. The Durres road is one of the main roads into Tirana, to the airport and to the coastal tourist hotspot of Durres.

The Durres Road itself is undergoing a complete transformation. A new road is being laid including a flyover and roundabout. The development itself is located in the heart of all the action on the Durres Road but at the same time has a peaceful outlook over the mountains. The development itself is in full swing with most of the levels down completed and the brickwork commencing.

Our trip to the next development is punctuated by a lunch break in a lovely restaurant in a busy but relaxed district of Tirana. Albanians are the perfect hosts and insist we take our time over lunch and enjoy a variety of local dishes. The second development is located in a quiet suburb of Tirana and it is virtually finished. It gives us all a good opportunity to see the finished article correct for size, spec and quality of finish. I couldn’t quite believe the prices of less than 35,000 euros - with the size of these apartments including balcony views over the mountains and in the vibrant capital city.

Last but certainly not least our visit to the lawyer. We met Arta in her spacious and modern offices where she gave us a Q&A session on buying in Albania and also gave clients the opportunity to sign powers of attorney for those who had decided to buy and also was useful for those who were thinking of buying. Arta is very much representative of a lot of the population in Tirana, young, smart and intelligent with a real focus on business and investment in the region.

Phew! A long day but extremely enjoyable. My head is in a buzz with excitement at the possibilities of buying in Tirana. The overriding topic of conversation in the bar is how impressed everybody is with Tirana/Albania and the professional set-up that our experienced partners have. Two clients inform Rachael tonight that they wish to reserve one apartment each!

Hope you are well, James Syson here, Portfolio Development manager at Property Investment Deals – with Alan still in Czech Republic, I thought this was an excellent opportunity to give you a summary of my recent investor trip to Tirana, with some of our investors.

Investor Trip to Tirana in Albania Thursday

Travelled down to Gatwick with my colleague Rachael Shilham (Customer Account Manager for our latest Albania deals) and with one of our new clients (a Frenchman) who travelled all the way from Thailand to have a meeting with us in England and then fly out to Albania with us.....that’s what I call eager! It’s obviously not just our deals that are international, our client base is also becoming very international. Another of our clients on this Albanian trip was an Italian, living in Spain.

We met our other clients down at Gatwick and took the evening flight out to Albania. Great to catch up with our clients on the flight....none of whom have the slightest idea of what to expect when they get to Albania !

The flight to Albania was full, mostly Albanians and a fair number of businessmen. I got talking to a Russian man sat on our row who was also going out to Albania to look at residential property investment.

Landed in Tirana (Albanian Capital city) airport around 8pm and was greeted by a very impressive new airport terminal (opened last year). First impressions are favourable!

As with all countries before we put a deal together, we make sure we have a local team on the ground that have the experience, integrity and knowledge to partner up with - and the team we have here tick all the boxes with huge experience in the property market - and one of the team Ishmet, spending half his time in the UK working with us solely, and half his time monitoring events in Tirana for us.

This makes a huge difference and with the volume of business we do this is absolutely vital. Ishmet and Ghenty, who is also vastly experienced, were there to meet us with a nice new VW minivan to escort us to our 4 star hotel in downtown Tirana. It’s only a short ride into the capital city, around 30 mins. As we arrive into the city it’s pretty clear that the weekend is arriving as the city is very vibrant and busy with locals eating and drinking out.....on the face of it looks quite a cosmopolitan city!

We all decided to eat at the hotel and wind down with local beer (Tiranha lager) and pizza! Anbody who knows Albania will know that there is an Italian and Greek influence in the city. I know Italy fairly well and these guys can certainly give any Rome pizzeria a run for it’s money!

Last Thursday, myself, Alan, Abi and Suzanne were down in Southampton for various events - with our popular Workshops and Presentation on Thursday evening, proving a great success.

Photo of James, with several investors checking over the plans for our latest deal at Sutton in Ashfield - this development is proving a great success with several multiple reservations.

I also carried out several one to one consultations on both Thursday and Friday - which were excellent - and give us an opportunity to help formulate strategies for investors.

Alan also had various meetings with mortgage brokers who have shown strong interest in supplying investors for some of our low deposit UK deals.

Overall an excellent 2 days, with reservations in both UK and Overseas on the night, and excellent feedback!
