BMV and refinancing

Do you deal in properties that you buy BMV refurbish them for about 10% of the price you paid and then have them revalued at 25 % above their original price ?


Answer

We do deal with BMV properties - right now is an interesting time in the market - with prices and values dropping in quite a few markets - some investors have come unstuck, as by the time they have refurbished their property, the values have dropped in the area - or lenders have tightened their lending criteria. However mortgages are improving again, and are signs this will improve further over the next 6 months.

At the moment I would suggest the best plan is to buy under value, and then rent out for a period of time - so when come to refinance the mortgage markets have improved further.
