My name is Alan Forsyth, and I am a full time property investor from the UK. I also run the website www.property-investment-tips.com which gives free, independent investing tips to investors. This site, www.property-investment-deals.com is designed to run alongside my original website, and will give in more detail my recommended property deals, and full details/pictures of any new deal on offer.
When I started out, it was difficult to know who to trust or believe when it came to property deals, or what was the right time and place to buy – that is why I put my original website together - I also had plenty of time on my hands after quitting the day job at 28! As I was asked more and more about good deals, and to help source deals, it was natural to put this site together. Both in the UK and overseas it will be very rare I offer or recommend a deal/property where prices are over £100,000. Why? Because I am always looking for property that will give a good rental return and therefore a positive cashflow. I also look for deals that do not require huge sums of money to get into - you will see that many deals we recommend require under £15,000, and often far less, of your own money. We concentrate on the areas I invest in personally - in the UK, areas where property is under £80,000 and gives a positive cashflow and strong equity on day one, overseas in emerging markets with strong local ownership and therefore clear economic reasons for continued capital growth. We also have a team of independent IFAs we work with who have a proven track record with syndicated investments where investors pool their funds together for hassle free profits. These deals are very popular - without any advertising, my company now source more high yielding Buy to Lets in hotspots in the UK than almost any other UK company - over 50 a month and rising. Most of our investors are repeat investors or have been recommended by other investors, which gives great satisfaction. We look for key criteria when sourcing a BTL property in the UK, 1. First and foremost it must be in a good rental location 2. The property must represent good value to the investor and come with a proven discount 3. There must be a net yield every month ie we aim for properties with a gross yield of over 7%, and often higher. Now clearly this is not easy to do, which is why we have to work so hard to find them, and they go so quickly! We source properties both on the open market, and off market through our many sources. Now I make no apologies for saying I will not be offering any unrealistic "15-20% discounts", "potential to earn £1000 a month rent" etc etc - I will only offer true value, good yielding property deals with a clear discount. Overseas, we look for developing economies - keeping a close eye on buying costs/taxes and borrowing costs - as well as rental yields and potential capital growth. Again these deals sell very quickly - with recent deals in Czech Republic, Poland and Albania. We have no ties in to one particular developer or country, and will only offer deals where we are confident the figures will stack up. We put together like minded investors for investments, and have a team of independent regulated IFAs that work with us, who can recommend several hands free type of property investments which can be very attractive. On the following pages, I will update my latest recommended deals, and give my reasons why I like the deal/the company/developer offering the deal. By no means is this list exhaustive and I am sure there are plenty of other good sources, although I also know some not so good - email me with any good experiences/sources you have used for any property investment. Investments Close to HomeWe always try and pair up like minded investors for investments and our team of independent financial advisors are employed to recommend hands free investments that are particularly attractive to property investors. In terms of our recommended deals we strive to keep these updated as much as possible and will always give reasons why we like the deal in question, the company that is offering the deal, or the developer. It is well known that the majority of the UK will not see too much growth over the next few years but we will offer property investment advice about the areas that will see growth. Currently there are many areas in the UK that offer only three to five per cent gross yields and, if borrowing is at five per cent then these properties will be running at a loss. Obviously this does not represent a good investment but there are bargains to be found. We are expecting distress sales to increase as there are likely to be a fair number of investors who have over stretched themselves, plus a fair few who have not done enough due diligence before making an investment. In our experience we have found that most UK investors prefer to invest in UK properties and as a result the discount investment property deals tend to go very quickly, and the reason why they prefer to keep their investments at home is because they are more familiar with the legal and financial systems. Benefits of Buy to LetMost investors are interested in buy to let investments and we believe that these represent one of the best areas of property investment. There is plenty to learn when it comes to this type of investment, and it can be quite a challenge to find a property that will give positive results. Where buy to let differs from buy to sell is that with regards the latter each time you find investment properties for sale, you have to then start the process again from scratch and are not building up any long term growth. Short terms profits are all well and good but it usually takes a lot of hard work to get them and is also not particularly tax efficient. Ideally you should be looking to increase the overall value of your portfolio year on year and this can be achieved by buying properties in areas where continued capital growth in addition to a healthy cash flow is anticipated. You should also try and hold on to as many properties as possible. Buy to let is generally a far quicker process than buy to sell, and once you find an area that has decent residential property investment opportunities and affordable properties you can pay a deposit, find a mortgage for the remaining sum and let your money start doing the work. Once you build up a portfolio, make sure to keep track on how your overall business is running and then check on each property individually. Investments Further AfieldIn terms of our overseas property deals we will recommend those that are in areas of high capital growth, which have good yields or are below market value. Some European economies are growing by up to five times of that of the UK’s and as such there are housing markets at embryonic stages as finance markets are starting to open up that are offering huge potential. Undervalued markets coupled with a growing economy plus a combination of a stable and legal political environment with strong leverage are what we look for when deciding upon a property investment opportunity overseas. There are certain cities that really stand out when you look at these criteria but we have seen some sudden changes in recent times of finance markets abroad as we have done in the UK. In fact these changes have meant that we believe the UK to be the best place for investments at the current time and thus we will not be offering too many overseas deals. In Europe we are quite fond of investments in the Czech Republic, and further afield we feel that there are some real bargain basement prices to be found in the USA, and in particular Florida is a good place to invest. Whether you decide to buy investment properties UK or overseas then it is imperative that you undertake your own due diligence plus you commit to doing some independent research and have a clear investment strategy before you even contemplate making a purchase.

When it comes to looking for finance on a property make sure to use a broker that can move quickly and who will not require chasing. Check that they have access to all the current deals on the market and in terms of organising your property finance make sure that they can advise you accordingly. The vast majority of out investors have bought buy-to-let properties that we have sourced using one of our recommended brokers. It is very important that you find a pro-active mortgage broker as this is one of the best ways to move effectively in the property market.
